Development of properties from 1906 to the late
1960s was by way of disposal by Caldy Manor Estates of individual
plots, in most instances for the purposes of the construction of
single dwellings. The methods of sale continued to constitute a
very effective way of preserving the special
character and nature of the Caldy village, which was one
essentially of a low density area of good quality housing offering
a high environmental quality.
Although the development of the wider area was first regulated
by the owning control of the Caldy Manor Estates Company, it has
latterly been regulated through design and density controls
applied by the Local Planning Authority. It is essential for these controls to be maintained in order
to respect the established architectural and landscape standards
elsewhere within the old manor estate and preserve, wherever
practicable, views of the Dee estuary and of the North Wales
coast.
However, whenever local
politics fails to protect the unique character of Caldy, the
Society will revert to the special system of covenants which
remains substantially intact from the day each purchaser acquired
their land from Caldy Manor Estates and gave certain legally
binding promises for themselves and their successors to the land.
These included a restriction on building more than one house on
the land.
